Selling and Buying at the same time?
Interesting client I am working with this week. She is actually a prospect that came through an open house about 4 years ago and has been eyeballing the complex where we met. She has been on my Private Client Services and I have showed her a few places over the years and she has always said as soon as her son goes off to school she will sell and buy.
Well it is now time, and the complexity of the situation could not have come at a better time as the market is cooling down for summer. We have to write an offer subject to sale and we have to list her property subject to buy. In theory it sounds fairly simple but the reality is nowhere close. Trying to deal with 3 parties and possibly a 4th or 5th really separates the experienced from the novice. The first thing I told my client that if the seller of the place she wants to buy invokes their time clause, (generally a 48-72 hour clause where the seller can force us to remove all subjects or collapse our "subject to sale" offer to accept another offer) we will collapse everything so she has no worries that she will be pressured into having to complete on a purchase without having sold her place. She is confident that she is in good hands, and feels comfortable moving forward with her offer and listing her place.
